The proposed subdivision (File No. 13-T-21-501) consists of 182 residential dwelling units (at full build-out) including 106 standard freehold townhouse and semi-detached dwellings, 76 back to back stacked townhouses and a single detached dwelling.

The proposed Official Plan Amendment (File No. OPA2-2021) proposes to re-designate the lands from 'Service Area 3' to 'Service Area `1' on Schedule 'F' Secondary Plan Service Areas Map in the Picton Urban Secondary Plan. The OPA also proposes to re-designate a small portion of the lands from Environmental Protection Area to Town Residential Area and Park & Open Space Area on Schedule A of the Secondary Plan. Schedule B of the Secondary Plan is proposed to be changed through the re-designation of the subject lands from future roads to local roads.

Through Zoning Amendment (File No. Z5-21), the proposed new lots will be rezoned from the Future Development (FD) Zone to an Urban Residential Type One (R1) Zone as well as a range of Special Urban Residential Type Three (R3) Zones to permit the proposed residential development.

The proposed parkland dedication will be rezoned to Open Space (OS), the EIS supported wetland is proposed to be rezoned from Future Development (FD) to the Environmental Protection Zone and the Single Detached lot will be rezoned to the Urban Residential Type 1 (R1) Zone.

Please take note that Proposed Draft Plan of Subdivsion 13-T-2-505 and Zoning Amendment File No. Z59-20 is coming forward to a Public Meeting February 17,2020 for information only. Members of the public who wish to speak at the public meeting, via Zoom, can register by contacting clerks@pecounty.on.ca by noon on Tuesday, February 16. Upon registering to speak at the meeting, members of the public will be emailed a unique link and directions for participating in the meeting via Zoom meeting.

The proposed subdivision (File No. 13-T-20-505) consists of the development of approximately 560 residential dwelling units (at full build-out) including 462 three-storey stacked back-to-back townhouses and 98 three-storey street townhouses.

Through Zoning Amendment (File No. Z59-20), the lands are proposed to be rezoned from the Special Urban Residential Type 2 (R2-4), Special Urban Residential Type 3 (R3-8-H) and the Special Open Space (OS-10) Zone to an Open Space (OS) Zone, Urban Residential Type Three (R3-XX) Zone to permit the proposed residential development.

The proposed subdivision (File No. 13-T-20-501) consists of the development of approximately 690 dwelling units including detached dwellings, linked unites, townhouses and apartments on parcel having civic address of Consecon Street.

The proposed Official Plan Amendment (File No. OPA1-2020) is to re-designate lands identified on Schedule 'A' of the Wellington Urban Secondary Plan as neighbourhood development area. The re-designation will establish development policies and permit the development of a plan of subdivision.

Through Zoning Amendment (File No. Z25-20), the proposed new lots will be rezoned from the Rural 1 (RU1) Zone to Special Urban Residential Type Two (R2-xx) Zone, Special Urban Residential Type Three (R3-xx) Zone, Special Open Space (OS-xx) Zone and Special Future Development (FD-xx) Zone to permit the proposed residential development.

The application is coming forward to Planning Committee Meeting January 20, 2020 for Draft Plan Approval.

The proposed subdivision (File No. 13-T-20-502) consists of the development of approximately 290 residential dwelling units (at full build-out) including two-story freehold townhouses, three-to-four-story stacked townhouses, two-to-two-and-a-half-story back-to-back townhouses and a single detached dwelling on a parcel having civic address on Talbot Street.

The proposed Official Plan Amendment (File No. OPA4-2020) proposes to re-designate the lands from 'Service Area 3' to 'Service Area `1' on Schedule 'F' Secondary Plan Service Areas Map in the Picton Urban Secondary Plan. The OPA also proposes to re-designate lands a small portion of the Environmental Protection Area to Town Residential Area on Schedule A of the Secondary Plan. Comments provided on the project at the statutory public meeting on November 4, 2020, lead to the developer revising the draft plan of subdivision and Concept Plan. Specifically, the proposal now has reduced density, zoning setbacks to reduce concerns regarding building transition, parking and other concerns.
